Custom homes certainly have their appeal, but that is not our specialty. We do offer minor customization; the strength of our homes is that they are expertly designed and delivered through a streamline process. This means that you get most consistent product and the most reliable experience.

We offer a One-Year builder warranty and pass all trade, manufacturer, and product warranties along to you.

Yes we have finance partners that are easy to work with and will help with the construction and the long-term loan. Just ask and we can work through those details together. We also offer to handle all the financing applications and approval on your behalf.
Easy, just hop on our site, select a plan, a style, and a finish and bam! Straightforward pricing is presented right on your screen. The only true variables to account for will your unique build site and your outdoor amenity design and selections.
The easy variables are Size of the house you select and Furnishing Level Selected. Site development cost are always adjusted on a case-by-case basis, but the pricing covers most sites that are accessible and generally level.
Nothing is hidden on our end. What you see is what you pay. We aim to have a simple turnkey process. However, as is common in construction, there are site costs that vary which are generally related to what is required to bring utilities (electricity, water, sewer) to the house. These costs can be estimated by your local source. We can help in sourcing the information, but these services are always subject to the provider and will require additional expense to the owner.
Simple. A monthly draw in which payment will be only for the work that has been completed verified with pictures and documentation of progress. Typically 5-6 draws per project. A final payment will be made upon final clean and when selected furnishings completed.
Yes, we can help with site selection and acquisition for an additional costs common with acquisitions. We actually love being apart of this part of the process.
Design & Customization
Simply put the answer is generally no. However, on occasion some sites require minor refinment to meet local requiremnts or account for site conditions. That said we have invested years of design, research, and refinement in our plans in order to offer the most beautiful and thoughtful plan while making the process super easy.
We do not but can occasionally make a recommendation on a case by case.
We offer turnkey design packages but can easily deliver your house without furnishings so you can make it unique to your vision.

You bet. That is the most common arrangement.
We love that we share in taste for design and planning! However, we specialize in building the plans we have created and are not a fit custom plan.
Construction Process
Site Preparations, Foundation, Framing, Rough-In, Drywall, Trim and Finish out, Punchlist, Furnishing, Come and Stay!
We handle all correspondence so you don’t have to. Our team will be your point of contact, handle all updates, and communications, billings, etc. So, you won’t have to make calls to dozens of different people throughout the process.
Its your site! Come anytime, but we do require notice and confirmation to ensure safety for everyone.
It happens… we pre order all materials at the beginning of the project to minimize any delays on that front. With regards to weather, well we take it as it comes, but we always push really hard to get the roof on as soon as possible to minimize exposer to weather delays.
It varies on each site, but we typically build on a piers or slab foundations.
Documented inspections often. This is critical and we have redundant walkthroughs on every project supported by pictures and video walkthrough of each stage.
Once we start we are locked in and changes will not be permitted unless there is an uncontrollable limitation of material availability at which point we will select alternatives and get your blessing.
Permits, Inspections, and Regulations
Yes unless the owner is required to procure them.
Research. we review and verify all the local building requirements prior to contract and reverify prior to commencement of construction.
We do, however we do not make representations on the owners behalf.
Yes, these will be case by case.
After Completion
We have a final walkthrough with our team prior to scheduling a final walk with you. Then We spend time together walking through your home and identify any items that need attention.
Things happen, but we are here for it. Just send an email to our warranty email and we will confirm receipt the same day (during business hours) and jump on it.
If the source is workmanship, we will be on it. If the source or cause is separate, we can send out our team to handle things for an hourly fee.
Yes, all warranty documents, manuals, etc. will delivered to you in your welcome package.
We can manage your property for you if you intend to rent it out as a Short Term Rental! Just click here and complete our application. Otherwise, our trades often offer ongoing services, and we can share contact information accordingly. We do not offer renovation services.
